laomachris Most homebuyers are told, “Your monthly payment will never go up.” ❌ This is one of the most misleading lines in real estate, and it’s used to convince you to buy a home. The problem is that many people use mortgage payment, monthly payment, and housing payment interchangeably. But in reality, your payment can go up, and for most people it almost always does. 📈 Most people’s monthly “mortgage” payment is made up of PITIA: 🏦 P + I = Principal and Interest This is the actual mortgage portion, and with a fixed-rate loan, this stays the same. This is the only part that “never” changes. 🏡 T + I + A = Taxes, Insurance, Association Fees These are not fixed. These go up over time, sometimes aggressively, depending on where you live. Even if you pay off your mortgage one day, you will still pay property taxes, insurance, and association fees. That is the true cost of homeownership. 📑 Many first-time buyers have never been taught this. They hear “your mortgage never changes” and assume their entire payment is locked in. It isn’t.
